The plans <br />were received July 12, 2005. Our comments are grouped by plan set. The following <br />comments need to be addressed prior to receiving approval of the final plat: <br /> <br />Page 7, 8 <br /> <br />The drainage and utility easements must cover the area covered by the 100 year <br />event. The easements should be shown on the grading plan. <br />The typical se~wice detail shows the water shutoff 9 ft into the property. A front <br />yard drainage and utility easement coveting the shutoff must be provided. <br /> <br />Page 9 <br /> · See note above regarding typical residential service layout. <br /> <br />Page I 1 <br /> · Specify sheet for scoring pattern on typical driveway apron. <br /> <br />Page 1.2 <br /> · Update hydrant detail. <br /> <br />Page 13 <br /> <br />Water service detail needs to be coordinated with typical residential service <br />layout. <br />Water service detail for 149th Avenue must provide 7.5 ft separation between <br />grade and charged portion of water service. <br />Catch basins are not accepted in radius of curbs. <br /> <br /> <br />
