Project Summary <br /> The proposed Pulte Homes Pine Shadows development includes approximately 190 ackes noKh of US H~ 10 on <br /> the west side of the City or Ramsey. This' development will have 768 '~, including single f~ily ~aaache.d ~its <br /> and a variety of multiple family atUched units. This project will involve thc extension ofmmioipal utilities <br /> inch]ding sanitaW sewer, water, public roads and sto~ sewer. <br /> <br />b. Complete Project Description . <br /> The proposed Pulte [tomes Pine Shadows development wilt consist of the Cons~cfion cfa v~he~ ofstyles of <br /> hollos, raI18i~g from sinele family ~iu to apament bulldogs. The proje¢ ~ea is approximately 190 ~cres and is <br /> proposed to be the site for 768 new residential ~i~ on 103.6 acres, 44 acres of open space, 15 acres bfdft of <br /> way, l 9 acres of Town Center Phase 2 District, and 8.4 acres ofco~ercial b~inesses.. There will be 1 ?? single <br /> family hmnes, 224 coug homes, and 285 hllage rowhomes. Attached'is Fig~e t showing the project bo~dades on <br /> the USGS topographic map and Fibre 2 showing the concept layout of these proposed ~its. ~e intent of this <br /> wide vahcty of homes is to appeal to homebuyers in different life stages. <br /> <br /> Development Type I Units <br />Single Family 95 <br />Club Homes 164 <br />Court Homes 224 <br />Village Rows 285 <br /> Total 768 <br /> <br />As shown on attached Figure No. 2, the proposed layout of homes, businesses, streets, and utilities will affect the <br />environmental qualities of this area. The existing landscape consists of wetlands stretching across the proposed area <br />fi:om cast to west in the upper halfto middle region. The remaining land is currently agricultural land. This <br />proposed development will leave the wetlands as they exist Cm-rently, but using the-rest for residential and <br />co~nmet'cia~ development. <br />The large size of the land being converted fi'om agricaltural to residential triggered the creation 0fthis EAW, as <br />required by MN Rule 4410.4300, subpart 36, "Land use conversion, including golf courses.' The project includes- · <br />construction of roads, homes, ponds, and utilities such as Storm water, wastewater, and water. The new <br />development's utilities will be connected to the existing City of Ramsey's water and wastewater systems. <br /> <br /> <br />
