Project Description <br /> <br />This document presents the traffic analysis for the proposed residential and commercial <br />developments for the Pulte Homes properties in Ramsey, Minnesota. These properties <br />are located north of US TH 10/169, south of Alpine Drive NW, ;¥est of Armstrong <br />Boulevard (CSAH 83), and east of Puma Street NW as shown in Figure l. The planned <br />development as of April 2005 includes 871 housing traits con~isting of 87 small4ot <br />single-hmily homes, 82 Club Homes, 256 Cout~. Homes; 266 Village Rows, and i 80 <br />Apartments. [n addition to the residential development& 8.4 acres has been set aside as <br />commercial development with retail and officespace-and 19.4 acres has been set aside, as <br />an addition to the Ramsey Town Center that i.q currently under constrctctlon. A'. <br />prclimiimry site plan for each development is included in .Appendix A, <br /> <br />Traffic operations were analyzed at five-intersections around the development site. These <br />include the intersections of: ~ <br /> <br />1. TH 10/169 at Alpine Drive NTM <br />2. Alpine Drive NW at Nutria Street · <br />3. Alpine Drive NW at Armstrong Blvd. (CSAH 83) <br />4. Armstrong Blvd. (CSAH 83) at Industry Avenue <br />5, TIt 10/I69 at Armstrong Blvd. (CSAH 83) <br /> <br />In addition, operations were analyzed -for proposed road connections t'hat wilt be in-place <br />sometime after 2007.
