COMMENTS & RESPONSES

The developer is welcome to access the County's model for more accurate data.
Of course, Metro Council's model is also available.

In regards to section 21 of thc traffic study, the EAW should consider the
cumulative impact it will have on the roadway system with other developments
occurring in the area, i.e. Brookfield Addition and the Sweetbay Ridge
Development. These projects should not be considered in a vacuum; rather they
will all share the same roads at about the same time based on the proposed
development timing of each project.

Cumulative impacts should be considered now. These issues can also be
addressed through use of the County's or Metro Council's Traffic Model for
current and fitture traffic scenarios.

The development should be staged until an interchange isbuilt at TH 10. Sfaging
should only allow enough development for the existingroads to handle, Capacity
points in time can be decided tlu'ough use of the traffic models mentioned,

The development should consider the proposed Anoka County MissisSippi River
Regional Trail. The trail Would run south of Highway 10 along, the no,nth side of
the Mississippi River. Connectivity Would be made along CR 56' (Ramsey Bird)
to the existing trail running along CR 116 (Bunker Lake Bird) ending at CSAH
83 (Arn4strong Bird). Attached is a location map of the proposed trail system in
thc City of Ramscy.

We appreciate the opportunity to be involved with projects, such as the ?ulte Homes.
However, we remain concerned about traffic impacts and again, would request these
issues be mitigated through staging efforts or other developmenJ: controls in order to
allow the County Highway system to operate safely, Please feel free to. contactme if you
have any further questions on the above comments. I can be reached at (763) 862-4219
or via ema[l at Lmme. Bernard~co.mxoka,mn.us. We look forward to continuihg to work
together as your community plans for future developments.

Lance lt.
