140'h Office/Warehouse <br />Augtt,s't 2, 2005 <br />P~ge 3 oJ'3 <br /> <br />The site plan indicates that the office area will utilize 2,979 square feet; therefore, in this case <br />City Code requires 10 off-street parking stalls and that the warehouse area will utilize 8,415 <br />square ~'eet, requiring 8 parking stalls. Overall, the site plan is subject to 18 off-street parking <br />stalls and the site plan is providing for a total of 27 parking spaces. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: The drainage and grading plan submitted to the city is not to scale. A <br />new grading and drainage plan to scale needs to be resubmitted, in which grades will be checked- <br />at that time. In addition, the new plan should include labels show~g the shots top of the curb or <br />gutter and'calculations that the affected, storm, pipe w.ill be able .to handle.additional runoff. Curb <br />openings need to have storm sewer lines and a catch basin. Last, curb and gutter will need to be <br />installed along the west side of 140th Court to the northerly property line to define the entrance <br />off Sunfish Lake Boulevard onto 140th Court. <br /> <br />REU Number: This site will incur a quarterly storm water charge, which is based upon the <br />amount of impervious area. This development will have an increase in its residential equivalent <br />unit number (REU) as a result of the larger impervious area. This number will be determined <br />when infbrmation is submitted on the total lot and impervious areas. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Monday, August 8, 2005 at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed site plan. You or your <br />representative should be present to answer any questions that may arise.
