140t~' Office/Warehouse
August 2, 2005
Page 2

Setbacks: City Code establishes a 35 front, 35 rear yard, a 20 foot side yard, and a 20 foot
parking/maneuvering area setback in the E-1 District. The site plan shows the building intrudes
the side yard setback on the north side by 11 feet. A variance application is flied with the city.

Landscaping: The following comments are offered regarding the landscaping:

Trees within or immediately adjacent to the parking area are required. At least two (2)
trees should be repositioned on the site to satisfy the parking lot planting requirements.
The size of the American Linden should be at least 2,5 inches and the shrubs should be
either two (2) feet in height or Width, depending on the growth habits of individual
species.

A revised landscaping plan must be submitted that addresses the above stated concerns.

Finally, there are. a coiaple of points' of concern regarding the general location Of street trees.
First, no trees can be planted within the vision clearance triangle as defined in Section 9.11.01
(General Requirements) Subd. 7 of City Code. Additionally, no trees shall be planted within
fifteen (15) feet of a hydrant. Both will require attention in the field when the trees are installed.
If a conflict does exist, the spacing of the trees may need to be adjusted or a tree(s) may need to
be eliminated from the p.lanting schedule. If the latter is necessary, ~:he City must be informed of
the changes prior to any work being conducted.

Ground Cover: All landscaped areas must be sodded and irrigated per City Code.

Architectural Standards: City Code restricts building height to 65 feet. It appears on the
Building Elevation Plan that the proposed facility will be 22' 8" in height, which meets City
standards.

City Code requires exterior wall finishes to consist of natural or prefabricated brick or stone or
pre-cast concrete panels or some other material approved by City Council. The exterior building
materials for the facility will consis[.of rock face concrete block, which meets the architectural
Standards established in the E-i District. " "

Waste Storage: The plan does not indicate the waste storage location. If there is to be additional
waste storage (i.e. dumpsters) located outside, the applicant must indicate the intended location.
City Code requires that outside waste storage is located in the side or rear yard and screened from
public view and adjoining properties. Generally, this has been done using materials matching the
principal building exterior and a wooden vertical gate,

Access: Access to this site is proposed from two driveways onto 140th Court. 'The accesses.
proposed are acceptable t.o city staff.

Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every· 300
square feet of office space and 1 parking space for every 1,000 square feet of warehouse area.
