Staffsent out notices to alt property owners within 350 feet.

Obscrw~tions:

The subject property is approximately 1.10 acres (47,742 square feet) in size and is located
outside the Metropolitan Urban Service Area (MUSA). According to City Code, the property is
eligible for 1,664 square feet of accessory building space.

The proposed building would be 1,760 square feet (44' x 40') in size. Combined with the
existing attached garage (484 sq. ft.), the applicant would have 2,244 sq. ft. in accessory building
space. This results in an overage of 580 square feet. The exterior
finish of' the proposed building will match that of the home (vinyl siding) and the building would
not exceed the sixteen (16) foot mean gable roof height restriction.

105
