Ryan Constuction, Inc. <br />[ 100 Mendota Heights Road <br />Mendota Heights, tMN 55120 <br /> <br />Re: Site Plan - Wildlife Research Center <br /> <br />Dear Mr. Dollerschell: <br /> <br />We are in receipt of a Site Plan, Building Elevation Plan, and Landscape Plan prepared by <br />Lampert Architects dated July 6, 2005. We are also in receipt of a Grading, Drainage and Erosion <br />Control Plan prepared by Plowe Engineering dated July 5, 2005. We offer the following <br />comments: <br /> <br />General: The site plan is proposing to develop a 40,000 square foot office and warehousing <br />f:acility on the property located on Azurite Street, south of Sunwood Drive. The property is 3.6 <br />acres in size. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office and warehousing facilities, are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a total building, area of 40,000'square feet on a 3.6 acre <br />property, which equates to 25.5% building coverage. The proposed site plan does not exceed the <br />City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but sucli use shall not exceed 50% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbaclcs: The proposed structure complies with the 35-foot front yard, 35'foot rear yard, and <br />20-~bot side yard setback established in the E-i Employment District. <br /> <br />Landscaping: The following comments are offered regarding the landscaping: <br /> <br />121 <br /> <br /> <br />
