Wildlife Research Center
August 2, 2005
Page 2 of:,

At least one (1) additional deciduous overstory tree should be incorporated into the
planting plan.
At least six (6) additional shrubs should be incorporated into the plan (City, Code requires
1 shrub for every 300 sq. ft. of building space or 30 lineal feet of site perimeter,
whichever is ~eater; Staff feels that the 133 required shrubs, based on building size, is
unreasonable and therefore is requesting that a minimum of fifty [50] shrubs be installed,
which is the equivalent of 1 per every 30 lineal feet of site perimeter).

A revised landscaping plan must be submitted that addresses the above stated concerns.

Finally, there are a couple of points of concern regarding the general location of street trees.
First, no trees can be planted within the vision clearance triangle as defined in Section 9.11.01
(General ReqUirements) Sub& 7 of City Code. Additionally, no trees shall be planted within
'fifteen (15) feet ora hydrant. Both will require attention in the field when the trees are installed.
If a conflict does exist, the spacing of the trees may need to be adjusted or a tree(s) may need to
be eliminated from the planting schedule. If the latter is necessary, the City must be informed of
the changes prior to any work being conducted.

Ground Cover: All landscaped areas must be Sodded and irrigated per City Code.

Architectural Standards: City Code restricts building.height to 65 feet. It appears on the
Building Elevation Plan that the proposed facility will be 31' 6" in height, which meets City
standards,

City Code requires exterior wall finishes to consist of natural or prefabricated brick or stone or
pre-cast concrete panels or some other material approved by City Council. The exterior building
materials for the facility will consist of precast wall panel, which meets the architectural
standards established [n the E-1 Residential District.

Waste Storage: City. Code requires that all solid waste and refuse receptacles be stored within a
completely screened structure or container. The site pian indicates an enclosed dumpster area
behind the building on the east side.

Access: The property will gain access from Azurite Street.

Off-Street Parking ~ Spaces Required: City Code requires 1 parking space for each 300 square
feet of office floor area and 1 parking space for each 1,000 square feet of
manufacturing/warehouse area. The site plan indicates that the 'office area will utilize 3,500
square feet; therefore, in this case City Code requires 12 off-street' parking stalls and the
warehousing area will utilize 36,500 square feet, requiring 37 parking stalls. Overall, the site
plan is subject to 49 off-street parking stalls and the site plan is providing for a total of 55
parking spaces.

122
