The submittal consists Of <br />Preliminary Plat and Site Plan (Sheet PI), Preliminary Grading Plan (Sheet .Gl), <br />Preliminary Utilities Plan (Sheet U1), dated June 7, 2005, revision dated July 20, 2005; <br />and Preliminary Landscape Plan (Sheet L1), dated June 7, 2005; all Prepared by Passe <br />Engineering. We offer the following comments: <br /> <br />General: The final plat for the first phase of Sunflower Ridge contained 46 <br />townhome units; the second phase was originally proposed to contain 80 units for <br />a total of 126 units. It is Staff's understanding that the requested revisions to the <br />preliminary plat and site plan are .a result of replacing some of the row style units <br />with back-to-back units in the 'second phase, of the development. The second <br />phase of Sunflower Ridge is proposed to contain 37 row houses and 44 back-to- <br />back homes. The' net result is a total of 127 units on the entirety of Sunflower <br />Ridge. <br /> <br />Zoning: The property is currently zoned R-2 Medium D~nsity Residential which <br />allows up to 7 units per acre. <br /> <br />Densi .B,: The entirety of Sunflower Ridge is 18.6 acres and the adjusted number <br />of units to 127 overall results in a gross density of 6.8 units per acre. The net <br />density, exclusive of the .5 acres of wetland is 7 units per acre. The density <br />complies with City Code. <br /> <br />147 <br /> <br /> <br />
