CASE # <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF <br />RIVENWICK VILLAGE 2ND ADDITION <br />CASE OF AMCON CONSTRUCTION <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Thc City has received a sketch plan application from Amcon Construction to subdivide <br />Outlot ,B of Rivenwick Village 2"d Addition. The subject property is located south of <br />Highway 10 and northwest of Riverdale Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated August 3, 2005 <br /> <br />Notification: <br /> <br />Sketch plans are not subject to a public hearing. Residents within 700 feet of the subject <br />property were notified of the sketch plan and site plan request. A land use sign was also <br />erected on the subject property. <br /> <br />Observations: <br /> <br />The sketch plan is proposing to subdivide the. subject property into two buildable lots. <br />Site plans for both lots have been submitted to the City and will be considered by the <br />Planning Commission later on the agenda. <br /> <br />The subject property is currently zoned Mixed-Use PUD. As allowed by this zoning <br />district, B-2 Business District standards will be used to evaluate the sketch plan. The <br />newly created lots exceed the 1/2-acre minimum lot size, 100~foot lot width, and 150-foot <br />lot depth requirements. Drainage and utility easements are provided around the perimeter <br />of the plat, but will also need to be provided along the common lot line between the two <br />new lots. <br /> <br />The grading, drainage, and utility plans will be reviewed as part of the site plan process. <br /> <br />Access will be derived for both lots from 1'39th Lane NW; more comments on access are <br />contained in the site plan review cases. Staff has submitted the plat to MnDOT for review <br />and comment. <br /> <br />153 <br /> <br /> <br />
