Ramsey Office Condos: Site Plan Review <br />August 3, 2005 <br />Page 2 o?"4 <br /> <br />Setbacks: City Code establishes a 35-foot front and rear yard and a 10-foot side yard setback <br />(20 feut on corners) in the B-2 District. City Code also established a 20 foot parking/maneuvering <br />area from all public streets. The proposed site plan meets these requirements. <br /> <br />Landscaping: The following comments are offered regarding the landscaping: <br /> · Trees within or immediately adjacent to the parking area are required. The current plan <br /> includes two (2) trees that are credited toward this requirement but at least two (2) more <br /> trees should be repositioned or added to satisfy the parking lot planting requirements. ' <br /> The bump outs adjacent to the trash enclosure or the island across from the trash <br /> enclosure are possibilities for these trees. <br /> · The northern island with the common hackberry must be at least 162 square feet in area. <br /> ° Along the western edge of the property, additional:evergreen trees and/or an opaque fence <br /> should be installed to provide' some screening/~ouffering for the adjacent residential <br /> properties. <br /> · No trees can be installed within fifteen (15) feet of a hydrant. <br /> · No trees shall be installed within thirty-five (35) feet of an intersecting street. <br /> <br />A revised landscaping.plan must be submitted that addresses the above stated concerns. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior wall <br />finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other material as approved by <br />the City Council. The proposed buildings are shown as 25 feet in height at their tallest point. <br /> <br />The building elevation plan indicates that materials will consist of concrete block and brick, <br />which complies with City Code. <br /> <br />Waste Storage: City Code requires .that all solid waste and refUse receptacles be stored within a <br />completely screened structure or container. The site' plan indicates that a trash enclosure will be <br />located between the two buildings. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of floor space fbr office buildings. For 12,000 square feet of office space a total of'40 <br />parking spaces are required; the site plan shows 40 parking spaces. <br /> <br />Off Street Parking - Design: In accordance with City Code, ail parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Concrete valley gutter and approaches will need to be constructed at the <br />intersection of 139th Avenue and access to the site. The plans must be revised to indicate how the <br />Rtture parking area will drain between the two sites. More information must be provided on the <br /> <br />167 <br /> <br /> <br />
