Drainage and grading <br />plans need to be coordinated between this site and the proposed Slumberland site to the east. <br /> <br />Ponding: Staff has reviewed the stormwater submittal for both the Ramsey Office <br />Condominiums and the Slumerland proposal, compared to the plan approved for the overall <br />Rivenwick Village development. The latest submittals do not show the existing pond as was <br />approved with t?/e original Rivenwick Village subdivision, though they do show the storm sewer <br />line to the pond adjacent to the Mississippi River. <br /> <br />The model must be revised and resubmitted with the following revisions. <br /> <br />Subcatchments and reaches must be labeled with the area name; [(new.node), (new <br />reach) are unacceptable] <br />The drainage area map and the Hydr6cad Drainage Diagram must be labeled the <br />same. <br />The existing downstream Ponding areas must be included in the model. <br /> <br />The stormwater calculations must be submitted to the Lower Rum River Water Management <br />Organization (LRRWMO) for review and approval. A permit must be obtained from the <br />LRRWMO. <br /> <br />Access: Access to this site is proposed from one access onto 139ti' Lane. The access must line up <br />with the existing access on the south side of 139th Lane. Pedestrian ramps will need to be <br />constructed across this new access. <br /> <br />Outside Agency Review: Although this development is not proposing to gain access from State <br />Highway # 10, the City is required to notify MnDot when development occurs adjacent to a State <br />Highway. The site plan was sent to MnDot and at the time of writing this letter, staff has not <br />received any written .or verbal comments regarding your proposal. <br /> <br /> <br />
