It <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SLUMBERLAND; <br /> CASE OF LARSON ENTERPRISES, INC. <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Larson Enterprises has applied for site plan review to construct a new Slumberland store <br />on the properly located on Riverdale Drive and 139th Lane, south of Highway 10. - <br /> <br />Thc fbllowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />e) <br />t) <br /> <br />Site location map <br />Site plan <br />Grading plan <br />Landscaping plan <br />Building elevations <br />City Staff review letter dated August 3, 2005 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Thc site plan proposes a 34,727-square~foot retail furniture store on a 2.74-acre lot, to be <br />created as a part of Rivenwick Village 2n~l Addition. The site is currently zoned Mixed- <br />Use PUD; as permitted by the MU-PUD District, B-2 Business District standards will be <br />used to evaluate the site plan proposal. Lot coverage for the site plan has been calculated <br />at 29%, which is under the 35% lot coverage allowed by City Code. <br /> <br />City Code establishes a 35-foot front and rear yard and a 10-foot side yard setback in the <br />B~2 District. City Code als0 established a 20 foot parking/maneuvering area from all <br />public streets. The proposed site plan meets these requirements. <br /> <br />City Code restricts building height to 35 feet and exterior wall finishes to brick, stucco, <br />glass, stone, pre-cast concrete panels, or other material as approved by the City Council. <br />Thc proposed building is shown as 30 feet in height at its tallest point. The building <br />elevation plan indicates that materials will consist of concrete block, which complies with <br />City Code. Staff has some concerns about the long, unbroken -fagade proposed for the <br />Riverdale Drive frontage, and is seeking input from the Planning Commission on this <br />point. <br /> <br />171 <br /> <br /> <br />
