A landscaping plan has been submitted and is generally acceptable with some minor <br />revisions, as outlined in the City Staff Review Letter. <br /> <br />City Code requires 1 parking space for each 250 square feet of floor space for retail <br />buildings over 20,000 square feet. The proposed 34,727-square-foot building requires 139 <br />parking spaces. The site plan is showing 83 parking spaces plus 56 proof-of-parking <br />spaces, for a total of 139 parking stalls. <br /> <br />Staff is recommending that the utility lines for both this site plan and the Ramsey Office <br />Condominium proposal to the west be relocated to the common property line, and placed <br />within a drainage and utility easement. <br /> <br />The submitted grading and drainage plans will require some revision to ensure they <br />comply with the overall grading and drainage plan that was approved with the original <br />Rivenwick Village subdivision. Staff is recommending that a revised plan be prepared <br />prior to bringing the site plan to the City Council for consideration. <br /> <br />Recommendation: <br /> <br />Staff is recommending approval of the site plan, contingent on receipt of a revised <br />grading and drainage plan that addresses the items listed in the City Staff review letter. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve the proposed site plan contingent <br />upon compliance with the City Staff review letter dated August 3, 2005 <br /> <br />-or- <br /> <br />Motion to recommend that the City Council deny the site plan. <br /> <br />Review Checklist: <br />Asst.
