We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 34,727-square-foot retail furniture store on a <br />portion of Outlot B of Rivenwick Village. The subject property is located on Riverdale Drive and <br />139th Lane; the site plan is mislabeled as 138t~ Avenue. A minor subdivision request is being <br />considered along with the site plan. The property is 2.74 acres in size (I 19,472 square feet). <br /> <br />Zoning: The site is currently zoned Mixed-Use PUD; retail stores are a permitted use in this <br />zoning district. As permitted by the MU-PUD District, B-2 Business District standards will be <br />used to evaluate the site plan proposal. <br /> <br />Lot Coverage: The site plan is proposing a 34,727-square-foot building, which equates to 29% <br />building coverage. The proposed.site plan does not exceed the City's maximum lot coverage of <br /> <br />Accessory Use:' Commercial or business buildings and structures fora us.e accessory to the <br />principal use are permitted, but such use'shall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: Staff is recommending that the watermain be installed along the common property line <br />between Lots 1 and 2. All utility lines will need to.be covered by a drainage and utility easement; <br />this is addressed in the sketch plan review case for Rivenwick Village 2na Addition. <br /> <br />Setbacks: City Code establishes a 35-foot front and rear yard and a 10-foot side yard setback <br />(20 feet on comers) in the B-2 District. City Code also established a 20 foot parking/maneuvering <br />area from all public streets. The proposed site plan meets these requirements. <br /> <br />Landscaping: The following comments' are offered regarding the landscaping: <br /> Some of the trees should be relocated so that they are adjacent to Highway 10 to satisfy <br /> the public road frontage planting requirements (1 tree per every 35 feet of road frontage). <br /> <br /> <br />
