Site Plan Review <br />gugu,¥! 3, 2005 <br />Pa,ge 2 of 4 <br /> <br /> The three (3) black kills spruces by the northeastern corner of the building would be ideal <br /> candidates to be relocated. <br /> · Shrubs shall be at least two (2) feet in width or height, depending on the growth <br /> characteristics of individual species. <br /> · The five (5) Redmond Lindens must be shifted north so that they are on private property. <br /> · A minimum of 162 square feet of planting area is required for ail trees satisfying the <br /> parking lot planting requirements. <br /> · No trees can be installed within fifteen (15) feet of a hydrant. <br /> · No trees shall be installed within thirty-five (35) feet of an intersecting street. <br /> <br />A revised landscaping plan must be submitted that addresses the above stated concerns. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior wall <br />finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other material as approved by <br />the City Council. The proposed building is shown as 30 feet in height at its tallest point. <br /> <br />The building elevation plan indicates that materials will consist of concrete block, which <br />complies with City Code. Staffhas some concerns about the long, unbroken fagade that will face <br />Riverdale and 139th Lane. <br /> <br />Waste Sturage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan shows a trash compactor; <br />any waste storage facilities to be located outside the building must comply with City Code. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 250 square <br />feet of floor space for retail buildings over 20,000 square feet. The proposed 34,727-square-foot <br />building requires 139 parking spaces. The site plan is showing 83 parking spaces plus 56 proof- <br />ot'-parking spaces, for a total of 139 parking stalls. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be sufficed with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Concrete valley gutter and approaches will need to be constructed at the <br />intersection of 139t" Avenue and the new access to the site. The plans must be revised to indicate <br />how the hture parking area will drain between the two sites. More information must be provided <br />on the grading plan to determine grades, for example, top of curb elevations. Drainage and <br />grading plans need to be coordinated between this site and the proposed Ramsey Office <br />Condominium site to the west. The storm line in the west parking area should be sized to include <br />the t~uture and present drainage area. <br /> <br />179 <br /> <br /> <br />
