Preliminary Plat Review: Sweet Bay Ridge <br />August 2, 2005 <br />:0"6 <br /> <br />Lot S~es: The current minimum lot size in the MUSA is 10,800 square feet. All of the <br />lots meet or exceed the minimum size requirement. The lot sizes range from ¼ acre to 2+ <br />acres. The larger parcels include wetland areas and the increase in size is necessary to <br />achieve sufficient upland for development of the lot; the lowlands on a lot are <br />encumbered with drainage and utility easements. <br /> <br />Lot Dimensions: It appears that most of the lots meet the 80 foot width requirement at <br />either the road frontage or the building setback line. Lots 9, 10, 11, 18, 45, 46 and 70 <br />have lot widths at the setback line that range from 68 to 78 feet. The preliminary plat <br />must be modified so that all lots are at least 80 feet wide at the building setback line. All <br />of the corner lots meet the 90 foot width requirement. <br /> <br />Grading and Drainage Plans: <br /> <br />A preliminary grading and drainage plan has been prepared for this subdivision by Passe <br />Engineering, Inc. Staff offers the following comments on this plan: <br /> <br /> 1. Lot comer elevations need to be provided on all lot comers and along the <br /> centerline of drainage swales which do not coincide with common property lines. <br /> Drainage and utility easements need to be provided over such swales. <br />2. A table must be added specifying house type, garage elevation, minimum floor <br /> elevation, and lowest opening elevation. <br />3. On custom graded lots the plan shall indicate the intended path of the overland <br /> drainage. In instances where the drainage from one lot must flow over an adjacent <br /> lot, critical llot comer or swale grades shall 'be indicated on the plan and the <br /> developer must grade these swales as a part of the general plat grading. <br />4. A temporary cul.de sac needs to be placed on the southern end of Sapphire Street. <br /> Lot 75 should be designated as an outlot for this purpose. <br />5. The maximum slope should not exceed one foot vertical to four fee~ horizontal. <br /> Some of the proposed berm slopes exceed this slope. <br />6. The contours shown between .the street and the house pads appear to be <br /> inconsistent. A review of these grades is needed. <br /> <br />Calculations need to be submitted showing the pre and post runoff conditions. A permit <br />l?om the Lower Rum River Water Management Organization will be required. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. A preliminary <br />utility plan has been prepared which is generally acceptable. Construction plans and <br />specifications subject to review of the City Engineering Department will be.required at <br />the time of final plat. The feasibility for extending municipal sewer and water to the <br />subject property is under consideration by the City Council and must be approved prior to <br />the approval of this plat. <br /> <br />85 <br /> <br /> <br />
