some staggering within the buildings and some of the end units are set back a little compared to <br />the interior units. <br /> <br />Councilmember Olson asked if the additional material colors will blend with the rest of the units <br />if the 35 percent masonry is required. <br /> <br />Associate Planner Geisler replied staff would require new elevations to be reassessed if the <br />Council were to require additional brick. <br /> <br />Councilmember Pearson noted the Planning Commission also commented about using some <br />brick fronting. <br /> <br />Councihnember Cook stated he likes the elevation that is being proposed. He also likes the <br />landscape plan, especially the entrance circle. This developer is stepping up to the plate to match <br />in with the Town Center type of feel. He reiterated the importance of getting the open space that <br />is desired. <br /> <br />Councilmember Elvig commented he appreciates staff and the developer keeping the driveways <br />at 25 feet. <br /> <br />Motion by Councilmember Pearson, seconded by Councilmember Olson, to adopt Resolution <br />#05-04-095 to approve the preliminary plat of Town Center Gardens 3rd Addition and to approve <br />the site plan of Town Center Gardens 3rd Addition Contingent on the City Staff Review Letter <br />dated February 25, 2005, revised March 31, 2005, revised April 8, 2005, Engineering Staff <br />Review comments, the developer entering into a Development Agreement to begin grading work <br />prior to receiving final plat approval, approval of Case Nos. 5 and 6, and the open space <br />verification. <br /> <br />Further discussion: Dell Fredericks, 7550 153~d Avenue, asked if the PUD rezoning in Case No. <br />5 would result in an increase of the density in that area. Associate Planner Geisler responded in <br />the negative. She explained the PUD will not change the density on the site, it will allow <br />deviations like the single-family townhomes. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Pearson, Olson, Cook, Elvig, and <br />Strommen. Voting No: None. Absent: Councilmember Jeffrey. <br /> <br />Case #5: <br /> <br />Introduce Ordinance to Rezone Certain Property from R-2 Medium Density <br />Residential to PUD; Case of Brightkeys, Inc. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Cook, to adopt Resolution #05- <br />04-096 adopting Findings of Fact #0718 relating to a request to rezone a portion of Town Center <br />Gardens 3~ Addition from R-2 Medium Density Residential to PUD. <br /> <br />Motion can'ied.
