The final plat submittal consists of four (4) <br />sheets, all prepared by Pioneer Engineering, dated June 3, 2005. The final site plan submittal <br />consists of two (2) sheets prepared by Pioneer Engineering, dated July 19, 2005. We offer the <br />tbllowing comments: <br /> <br />General: The entire development site is 51.91 acres (including the 1st and 2nd Addition). The <br />property proposed to be developed in the 3rd Addition is approximately 21 acres in size, and is <br />generally located on Bunker Lake Blvd. The final plat and site plan propose 108 townhomes (7 <br />eight-unit buildings, 8 six-unit buildings, and t four-unit building) and 19 single-family lots. <br /> <br />Zoning: The property is zoned a combination of Planned Unit Development (PUD) and Town <br />Center - TC-4a. <br /> <br />Density: The entire Town Center Gardens site is approximately 51 acres, including the wetland. <br />Density is calculated separately for the portion of the plat that is guided for Medium-Density <br />Residential (PUD) and the portion that is guided for Mixed Use (TC4a). On the approved <br />preliminary plat, the Medium-Density Residential portion is 32.12 acres in size, and has a net <br />density of 6.9 units per acre (allowable is 7 units per acre). The Mixed-Use portion is 7.83 acres <br />and has a net density of 9.9 units per acre (allowable is '10 units per acre). The submitted final <br />plat and final site plan conform to the approved preliminary plat and site plan. <br /> <br />Platting: The final plat is proposing a combination of townhouse and single-family units. It' <br />appears that Block 1 will be developed as condominiums, to be platted as a Common Interest <br />Community (CIC). The CIC units platted at Anoka County must conform to site plan and final <br />plat as approved by the City Council. The City is also.requesting a copy of the CIC document <br />that will be recorded in conjunction with the plat at the office of Anoka County. <br /> <br /> <br />
