Panther Precision Machine, Inc.
duly l, 2005, revised August 5, 2005
Page 3

Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas
must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12
concrete curbing.

Drainage and Grading: A grading and drainage plan has been prepared and revised by
Anderson Engineering. The revised plan has two'points of concern from Engineering. First, the
percentage grade fbr the new sewer pipe needs to be indicated. In addition, a detailed plan needs
to be l~brmed that addresses the southeast corner of the property, pertaining to the neighboring
existing curb and the proposed neWcurb.

A permit from the Rum River Water Management OrganiZation will be required prior to site
grading.

REU Number: This site Will incur a quarterly storm water charge, which.is based, upon the
amount of impervious area. This development will have an increase in its residential equivalent
unit number (REU) as a result of the larger impervious area. This number will be determined
when information is submitted on the total lot and impervioUs areas.

The Planning Council will be meeting at 7:00 p.m. on Tuesday, August 9, 2005 at the Ramsey
Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
