CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />PANTHER INVESTMENTS <br /> <br />On August 9, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Panther <br />Investments, a Minnesota partnership, ("Permittee") to construct a 15,000 square foot <br />manul'hcturing/warehouse addition ("Structure") on the property, which is legally described as <br />follows: <br /> <br />Lot 3, Block 1, SUNFISH LAKE BUSINESS PARK, Anoka County, Minnesota; ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as f¥1lows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the site <br />as shown on the Site Plan prepared by Lampert Architects, dated May 26, 2005. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer and in accordance with the Grading, Drainage, and Erosion Control <br />i)lan prepared by Anderson Engineering of Minnesota, LLC dated June 20, 2005, revised <br />Jttly 1, 2005. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />lbllowing site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Anderson Engineering <br /> of Minnesota, LLC. <br />b. Installation of concrete and bituminous parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br /> the Site Plan. <br />e. Installation and removal of temporary erosion control measures. <br /> Installation of landscaping materials in accordance with the approved Landscape Plan <br /> prepared by Anderson Engineering of Minnesota, LLC. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
