CASE # 1 <br /> <br />PARK DEDICATION FOR PRELIMINARY PLAT OF BROOKFIELD ADDITION <br /> By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />Oakwood Land Development has submitted the Preliminary Plat for Brookfield Addition. The <br />project was introduced as a sketch plan last spring. The ske is located west of Nowthen ' <br />Boulevard and south of Trott Brook. This project required a comprehensive plan amendment <br />which has been. approved. The project is in the Trott Brook Recreation District. An EAW was <br />required and should be approved at the August 9, 2005 City Council Meeting.. <br /> <br />Observation: <br /> <br />The site is 156 acre~ and 235 urban single family homes are proposed. There are wetlands on <br />the site that will be protected with :drainage and utility easements. Trott Brook runs along the <br />northern boundary of the site. The preliminary plat is showing a conservation and trail <br />easement along the brook. The site is located approximately midway between'Elmcrest Park <br />and Central Park. It is north of both parks. Trails have not been developed along any of the <br />roads leading to the existing City parks. - <br /> <br />The plans show a trail along Trott Brook and along Nowthen Boulevard. Sidewalks are <br />proposed along the major streets in the plat. The conservation and trail easement wilt provide <br />public accessible area for recreation purposes2 <br /> <br />Cash dedication for the parks would be $517,000 (235 lots@ $2200.00). <br />would be 15.6 acres. Trail fees will be $129,250 (235 lots @ $550.00). <br />conservation easement is shown on plans and will be trail credit eligible <br /> <br />Land dedication <br />The trail, in the <br /> <br />Staff Recommendation: <br /> <br />Staff recommends accepting the park dedication and the trail dedication in cash. The .developer <br />should provide a schedule and cost estimate for the proposed frail in the conservation easement <br />prior to final plat so that it can be incorporated in the development agreement. <br /> <br />Commission Action: <br /> <br />Motion to accept park dedication in cash.
