Staff attempted to notify property owners within 700 feet <br />of the subject property. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to create 235 urban single-family lots on 156 acres <br />west 0f Nowthen Blvd. and so'uth, of Trott Brook: The property is currently located in,the R~I <br />Residential district and the minimum lot size is 10,800 square feet. On March 22, 2005, the City <br />Council approved a request for Comprehensive Plan Amendment to .change the subject <br />Property's land-use' designation from Rural Developing to' Low-Density Residential The- <br />Metropolitan Council has also approved the request, thus the property is now eligible .for <br />connection to municipai sewer and water. <br /> <br />The net density allowed under R-t is three units per acre. The preliminary 'plat~ref!ects a net . <br />density of '1.9 units per acre. Most of the lots meet urban single-family'standards for lot width, <br />size, and frontage on a public road, with the exception of a-.few tots as outlined in the City Staff <br />Review Letter ....... ~... <br /> <br /> <br />
