CASE # 2 <br /> <br />PARK DEDICATION FOR PRELIMINARY PLAT OF SWEET BAY RIDGE <br /> By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />Oakwood Land Development has submitted the PrelLminary Plat for Sweet Bay Ridge. The <br />project was introduced as a sketch plan last spring. The site is located east of'Variolite at 16Pt <br />Avenue NW. This project required a comprehensive plan amendment which has been <br />approved. The project is in the-Trott Brook Recreation District. An EAW was required and <br />should be approved at the August ¢, 2005 City Council Meeting. <br /> <br />Observation: <br /> <br />The site is 102 acres and 158 urban single family homes are proposed. There are wetlands on <br />the site that will be protected with drainage and utility easements. County Ditch 66 runs from <br />the northwest to the southeast along the east side of the plat. The site is located immediately <br />east of Central Park. A future trail along 16Pt Avenue is shown on the park and trail plan. <br /> <br />A trail is proposed along Variolite Street .and 161st Avenue inside the plat. The plans show <br />proposed boardwalks over the ditch connecting to a trail on the east side of. the ditch. <br />Sidewalks are not shown along the major streets in the plat at this time. ' The developer is not <br />proposing any park space at this time. The comprehensive Park and Trail plan proposed a trail <br />along county Ditch 66 across this site. The comprehensive pla,n also. proposed a trail along the <br />southern boundary of the site running east West.. Trails must be added to this plat to conform <br />to the comprehensive Park and Trail Plan. <br /> <br />Cash dedication for the parks 'would be $347,600 (158 lots@ $2200.00). Land dedication <br />would be 15.6 acres. Trail fees.wi!! be $86,900 (158 lots @ $550.00): The Staff review letter <br />requires construction 0:f side3'valks'within' the .site and construction Of a:.trail~ along Variolite <br />from the south edge of the plat to Alpine .Drive. This trail, the boardwalks and trail east of <br />ditch 66 shown on the plans would be credit eligible. <br /> <br />Staff Recommendation: <br /> <br />Staff is recommending accepting the park dedication in cash and the trail dedication in cash, The <br />developer should provide a schedule and cost estimate for'the trails that are credit eligible prior <br />to final plat so that these improvement can be included in the development agreement. - <br /> <br />Commission Action: <br />Motion to accept park dedication in cash.
