CASE # 3 <br /> <br />PARK DEDICATION FOR PRELIMINARY PLAT OF SUNFLOWER RIDGE 2 <br /> ADDITION <br /> By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />Orrin Thompson Homes has submitted the Preliminary Plat for S~anflower Ridge 2nd Addition. <br />The first addition was approved in 2002. The original plan was for all buildings to be row <br />type units. The. developer has changed the layout to allow for back to back units arid row. <br />units. The site is located north of Alpine and west of TH 47. <br /> <br />Observation: <br /> <br />The total site is 18.6 acres. The developer is Prop¢.sing-81 Units iff' this phase. This <br />development is in the Rum River Recreation District. The trail to Elmcrest Park along the <br />west side of TH 47 Will be completed this summer. Cash dedication for the parks will be <br />$178,200 (81 units @ $2200.00). Trail fees will be $44,550 (81 units @ $550.00). <br /> <br />Staff Recommendation: <br /> <br />Staff recommends accepting park dedication in cash and trail dedication in cash. <br /> <br />Commission Action: <br /> <br />Motion to accept park dedication in cash.
