CASE <br /> <br />REQUEST FOR REVISED PRELIMINARY PLAT AND SITE PLAN <br />APPROVAL OF SUNFLOWER RIDGE 2r~ ADDITION; <br /> CASE OF ORRIN THOMPSON HOMES <br /> <br />Background: <br /> <br />The plans approved for Sunflower Ridge in 2002 consisted Of 18.6'acres proposed to be <br />developed in 2 phases with a total of 126 row style townhomes. The first phase has been <br />developed and contains 46 town_home units. It is Staff's. understanding that the requested <br />revisions to' the preliminary plat and site plan ·are a result of replacing some of the row. <br />style units with back-to-back un/ts in'the second phase Of the development. The second <br />phase of SunfloWer Ridge is proposed to contain 37 row houses and 44 back-to-back <br />homes. The net result is ~total of 127 un/ts on the entirety of Sunfiower Ridge. <br /> <br />The following· items are enclosed for your'information: . <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map ' <br />Preliminary plat and Site plan, utility plan, grading plan, and landscaping plan· <br />Building elevations for Colonial Manor <br />City Staff Review Letter dated August 1, 2005 <br /> <br />Observations: <br /> <br />The property is currently zoned R-2 Medium Density Residential which, allows up to 7 <br />units per acre.' The net density., exclusive of the .5 acres of wetland is 7 units per acre. <br /> <br />In accordance with the previously approved preliminary plat and final plat.and City Code, <br />the second phase of Sunflower .Ridge will· be served by at least one main public street. <br />Iodine Stre6t, the main n0ffiffs0uth public street currently 'exists.. i' :.The devel,ot~ment of <br />Sunflower 'Ridge 2-ad Addition will also include', tl~ easterly extension of 15.4 Avenue <br />N.W. 'to connect with 154th in Evergreen Point to the: east. All; row houses will have <br />access to public streets and the back-to:back'units wilt be se .rViced by private streets. All <br />of the private streets cbmply with City Code standards. <br /> <br />The Grading and Drainage Plan and Utility .Plan are generally acceptable; the finaI plans <br />must comply with comments in the City Staff Review Letter. <br /> <br />The change in product from row house to back-to-back house (Colon/al Manor) is now <br />subject to the City's newly adopted architectural standards. The new stand.ards require <br />that 35% of the area of the front wall of the buildings be brick and 2 architectural <br />elements be included in the design. Two additional architectural elements may be used <br />when less than 35% of the front wall is brick. The Colonial Manor contains 18% brick <br />on the front wall and the design includes a total of 5 additional architectural elements. <br /> <br /> <br />
