Voting No: None. <br /> <br />Case #10: <br /> <br />Request for Site Plan Review for an Expansion at TJ Associates Printing; <br />Case of Daniel and Cherlyn Stewart <br /> <br />Assistant Community Development Director/HRA Executive Director Frolik explained TJ and <br />Associates Printing is proposing to expand their existing facility on 140th Court west of Sunfish <br />Lake Boulevard The current facility consists of office, manufacturing, and warehouse space. <br />Thc proposed addition would add an additional 10,202 square feet of warehouse space to the <br />existing 14,542 square foot building. The subject property is 1.7 acres in size and is located in <br />the E-1 Employment District. Manufacturing/warehouse uses are permitted in this zoning <br />district. The lot coverage is permitted by City Code, and the addition meets the 25-foot rear and <br />204hot side yard setback requirements. The site plan is five spaces deficient of code <br />requirements. The applicant explained to the Planning Commission that the majority of the <br />expansion will be for warehouse use. The Planning Commission and staff are of the opinion that <br />the additional five parking spaces are not necessary for the expansion. The submitted grading <br />and drainage plan need to be modified to accommodate increased stormwater runoff on the site, <br />and to verify that runoff will not impact adjacent properties. A revised plan must be submitted. <br /> <br />Ms. Frolik advised staff is recommending approval of the site plan, contingent on receipt of a <br />revised grading and drainage plan that addresses the items listed in the City Staff Review Letter. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Strommen, to approve the <br />proposed site plan contingent upon receipt of a revised grading and drainage plan, compliance <br />with the City Staff Review Letter dated July 1, 2005, revised July 22, 2005, and the Developer <br />signing a Development Permit. <br /> <br />Motion carried.
