McGuire said the project doesn't have any approvals yet and still has to go through the full planning process. Given the <br />size of the property, she said, the plans would probably require improvements to Nowthen Boulevard and 173rd <br />Avenue. <br />"It's a huge property. Lots of moving parts with it," McGuire said. <br />Tracey Rust, Sotarra's senior development manager, declined to comment on the plans Monday except to say that the <br />project is in its early stages. <br />In the EAW, the developer said the project would "provide a single-family residential development in the city of Ramsey <br />to meet market demand in proximity to transportation corridors and open spaces." <br />Crews would convert "about 94 acres of cropland and 25 acres of woodland to streets, homes, lawns, landscaping and <br />other features," according to the EAW. The project would create a public park and preserve seven acres of trees, 56 <br />acres of wetlands and 10 acres of grassland. <br />Trott Brook Crossing is comparable in size to the Riverstone South development just getting started in the northwest <br />part of town, McGuire said. <br />In April, the city approved a preliminary plat for Riverstone South, which will bring 165 detached single-family homes <br />and 78 detached townhomes to a site just south of Highway 10 near Riverdale Drive. <br />Homebuilding activity is already on the rise in Ramsey. So far this year, the city has permitted 144 new housing units, up <br />from 115 units during the same period in 2020, according to the Keystone Report, which tracks homebuilding permits in <br />the 13-county area. <br />Meanwhile, Sotarra has plans for an even bigger development in Maple Grove. <br />In September, Finance & Commerce reporter that Sotarra envisions 227 new single-family houses and 154 new <br />townhomes as part of the Evanswood Development.
