We are also in receipt of a Grading, Drainage and Erosion <br />Control Plan prepared by Plowe Engineering dated July 5, 2005. We offer the following <br />~:omments: <br /> // <br />General: The site plan is proposing to develop a 40,000 square foot office and warehousing <br />[:acility on the property located on Azurite Street, south of Sunwood Drive. The property is 2.81 <br />acres in size. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office and warehousing facilities are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a total building area of 40,000 square feet on a 2.81 <br />acre property, which equates to 32.7% building coverage. The proposed site plan does not exceed <br />the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 50% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacks: The pi:oposed structure complies with the 35-foot front yard, 35-foot rear yard, and <br />21)-/'bot side yard setback established in the E-1 Employment District. <br /> <br /> <br />
