14/ildl!/'e Re.¥earch Center <br />zlufgu, y/.2, 2005 <br /> <br />I,andscaping: The following comments are offered regarding the landscaping: <br /> <br />,,\t least one (1) additional deciduous overstory tree should be incorporated into the <br />planting plan. <br />,,'\t least six (6) additional shrubs should be incorporated into the plan (City Code requires <br />1 shrub tbr every 300 sq. ft. of building space or 30 lineal feet of site perimeter, <br />whichever is greater; Staff feels that the 133 required shrubs, based on building size, is <br />unreasonable and therefore is requesting that a minimum of fifty [50] shrubs be installed, <br />which is the equivalent of 1 per every 30 lineal feet of site perimeter). <br /> <br />A revised landscaping plan must be submitted that addresses the above stated concerns. <br /> <br />Finally, there are a couple of' points of concern regarding the general location of street trees. <br />l:irst, n{) trees can be planted within the vision clearance triangle as defined in Section 9.11.01 <br />(General Requirements) Subd. 7 of City Code. Additionally, no trees shall be planted within <br />fifteen (15) feet ol~'a hydrant. Both will require attention in the field when the trees are installed. <br />[I'~ at conl-lict does exist, the spacing of the trees may need to be adjusted or a tree(s) may need to <br />be eliminated fi-om the planting schedule. If the latter is necessary, the City must be informed of <br />thc changes prior to any work being conducted. <br /> <br />(;r{)und Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet. It appears on the <br />Buildbrg Elevation Plad'/that the proposed facility will be 31' 6" in height, which meets City <br />standards. <br /> <br />City Code requires exterior wall finishes to consist of natural or prefabricated brick or stone or <br />pre-cast concrete panels or some other material approved by City Council. The exterior building <br />materials ibr the facility will consist of precast wall panel, which meets the architectural <br />standards established in the E-1 Residential District. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan indicates an enclosed dumpster area <br />behind the building on the east side. <br /> <br />Access: The property will gain access from Azurite Street. <br /> <br />Off-Street Parking ~ Spaces Required: City Code requires 1 parking space for each 300 square <br />t~et or' ol"fice floor area and 1 parking space for each 1,000 square feet of <br />manuf~lcturing/warehouse area. The site plan indicates that the office area will utilize 3,500 <br />square ~'eet; therefbre, in this case City Code requires 12 off-street parking stalls and the <br />warehousing area will utilize 36,500 square feet, requiring 37' parking stalls. Overall, the site <br />plan i,s ,sut~ject to 49 off-street parking stalls and the site plan is providing for a total of 55 <br />park. lng :~paces. <br /> <br /> <br />
