~?ildl(/~, Research Center <br />Augu.s'! .2, 2005 <br />Pc~ge 3 <br /> <br />Off' Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must bc surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: At the present time, an existing storm sewer runs diagonally through <br />thc site. This storm sewer will be relocated along the northern and western perimeter of the site. <br />Fhis existing storm sewer handles water from a ground water recovery system owned by- <br />Minnesota Pollution Control Agency and is not available to handle storm water from this site <br /> <br />'Fl~e runoff from the development is proposed to be collected and discharged into a storm sewer <br />stubbed out ol~ a catch basin located.on the east side of Azurite Street in the southwest corner of <br />the site. This storm water stub does not have sufficient capacity to handle all of the storm water <br />generated from this site. The storm sewer system should be reconfigured to transmit the storm <br />water to the existing catch basin located on the west side of Azurite Street opposite the northwest <br />corner of' the subject property. The outlet pipe from this catch basin into the regional storm sewer <br />pond may need to be replaced because of the increased flow. <br /> <br />REU Number: This site will incur a quarterly storm water charge, which is based upon the <br />amount of impervious area. This development will have an increase in its residential equivalent <br />unit number (REU) as a result of the larger impervious area. This number will be determined <br />when it~Formation is submitted on the total lot and impervious areas. <br /> <br />'['hc Planning Commiss/i6n will be meeting at 7:00 p.m. on Monday, August 8, 2005 at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
