CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />LH ROAD, LLC <br /> <br />On August 23, 2005, Site Plan approval was granted by the City of Ramsey ("City") to <br />LH Road LLC, dba Wildlife Research Center ("Permittee"), to construct a 40,000 <br />square foot office/warehouse facility ("Structure") on the property which is legally <br />described as follows: <br /> <br />Lot 1, Block 1, Sunfish Lake Business Park Third Addition <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of{his <br />approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed <br />in accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as <br />shown on the Site Plan submittal prepared by Lampert Architects dated July 6, <br />2005. / <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />tbllowing site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Plowe <br /> Engineering. <br />b. Installation of concrete and bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance <br /> with the Site Plan. <br />e. Installation and removal of temporary erosion control measures. <br />f. Installation of landscaping materials in accordance with the approved <br /> Landscape Plan prepared by Lampert Architects. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />the fire lanes on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
