6. LIGHTING. The site plan indicates there will be no outside lighting on the Site. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of <br />thc same material as listed on the Building Elevations prepared by Lampert <br />Architects, dated July 6, 2005. <br /> <br />STORMWATER MANAGEMENT FEE. The Stormwater Management Fee <br />shall be due at the closing of the sale of the Development Property to the <br />Permittee. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site <br />will be issued until the Permittee has: a) signed and returned this Development <br />Permit b) the City has received the required financial surety and fees c) provided <br />the City with a copy of the Grading and Drainage Permit issued by the Lower <br />Rum Riyer Water Management Organization. <br /> <br />No Certificate of Occupancy for the structure will be issued until the Required <br />hnprovements, or a financial surety for same, are accepted by the City. <br /> <br />10. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required <br />Improvements shall be constructed and completed before August 23, 2006. <br /> <br />RECOGNITION OF LOCATION. The Permittee agrees to recognize the City <br />of Ramsey as/the City of location on all of its forms of advertising' and business <br />correspondence whenever reasonably prudent to do so. <br /> <br />12. <br /> <br />INSPECTION FEES. The Permittee shall be responsible for all inspection costs <br />incurred by the City related to the installation of the Required Improvements. The <br />Permittee shall make a cash deposit into the appropriate escrow account of the <br />City and the City shall have the authority to draw upon these funds for the <br />purpose of compensating for inspection services. The amount of the deposit shall <br />be equal to five percent (5%) of the estimated cost of the Required Improvements, <br />which equates to Four Thousand Seven Hundred and no Cents ($4,700). This <br />escrow amount shall provide surety for the cost of constructing storm sewer and <br />parking lot improvements. Upon completion of the required Improvements to the <br />satisfaction of the City, any surplus balance remaining in the City's escrow <br />account shall be refunded to the Permittee. <br /> <br />13. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the <br />financial assistance listed in Section 2.2 of the Development Agreement between <br />the parties hereto dated The payment for the Site Improvements shall <br />be made at the time a Certificate of Occupancy for the Development Property is <br />issued. These payments will be made to Permittee only if all property taxes, City <br />fees and charges on the property are current. <br /> <br /> <br />
