We' are als0 in receipt of a Grading, Drainage and Erosion <br />Control Plan prepared by Plowe Engineering, Inc dated July 7, 2005. We offer the following <br />comments: <br /> <br />General: The site plan/is, proposing to develop an 8,415 square foot ofx~ce/~arehouse facility on <br />the property located on I~0t~' Court and Sunfish Lake Blvd: The property is ~9,356 square feet in <br />size, which is 4,204 square feet iess than the 1-acre minimum lot size. The initial lot size was <br />1.3 acres during the Preliminary Plat Review of Sunfish Gateway at the June 6, 2002 Planning <br />Commission meeting. The plat was approved by the City Council on June 25, 2002, contingent <br />upon casement rights being, granted to the .City to make the private street a public street. The <br />road easement borders the subject property on the south and west side and decreased the lot size <br />below [-acre. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office and warehousing facilities are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan ik proposing a total building area of 8,145 square feet on a 39,356 <br />square feet property, which equates to 20.7% building coverage. The proposed site plan does not <br />exceed the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 50% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property is currently serviced by City sewer and water. <br /> <br /> <br />
