I 40tI' Oj/ice/~?arehouse <br />,~t-ug'ust 2, 2005, Revised August 17, 2005 <br /> <br />Setbacl~s: City Code establishes a 35 front, 35 rear' yard, a 20 foot side yard, and a 20 foot <br />parking/maneuvering area setback in the E-1 District. The site plan shows the building intrudes <br />the side yard setback on the north side by 11 feet. A variance application is filed with the city. <br /> <br />Landscaping: The following comments are offered regarding the landscaping: <br /> <br /> · Trees within or immediately adjacent to the parking area are required. At least two (2) <br /> trees should be repositioned on the site to satisfy the parking lot planting requirements. <br /> · The size of the American Linden should be at least 2.5 inches and the shrubs should be <br /> either two (2) f~et in height or width, depending on the growth habits of individual <br /> species. <br /> <br />revised landscaping plan must besubmitted that addressesihe above: stated concerns. <br /> <br />l;'inally, there are a couple of points of concern regarding the general location of street trees. <br />[:irst, no trees can be planted within the vision clearance triangle as defined in Section 9.11.01 <br />(General Requirements) Subd. 7 of City Code. Additionally, no trees shall be planted within <br />fifteen ( l 5) feet of a hydrant. Both will require attention in the field when the trees are installed. <br />If a conf].ict does exist, the spacing of the trees may need to be adjusted or a tree(s) may need to <br />be eliminated from the planting schedule. If the latter is necessary, the City must be informed of <br />the changes prior to any work being conducted. <br /> <br />Gr~mnd Cover: All landscaped areas must be sodded and irrigated per City'Code. // <br />Architectural Standards: City Code restricts building height to 65 feet. It appears on the <br />Building Elevation Plan that the proposed facility will be 22' 8" in height, which meets City <br />standards. <br /> <br />City Code requires' exterior wall finishes to :consist of natural or pi'efabricated br/ck or stone or <br />pre-cast concrete panels or some other material approved by City Council. The exterior building <br />mater/als ['or the t~.cility will consist of rock face concrete block, which meets the architectural <br />standards established in the E-1 District. <br /> <br />Waste Storage: The plan does not indicate the waste storage location. If there is to be additional <br />waste storage (i.e. dumpsters) located outside, the applicant must indicate the intended location. <br />City Code requires that outside waste storage is located in the side or rear yard and screened from <br />public view and adjoining properties. Generally, this has been done using materials matching the <br />principal building exterior and a wooden vertical gate. <br /> <br />Access: Access to this site is proposed from two driveways onto 140th Court. The accesses <br />proposed are acceptable to city staff. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 300 <br />:~quare I'ect of ofrice space and 1 parking space for every 1,000 square feet of warehouse area. <br /> <br /> <br />
