She indicated <br />that the su'bject property is lobated south of'Highway 10 and northwest of Riverdale Drive. <br /> <br />Associate Planner Geisler indicated that the sketch plan is proposing to subdivide the subject <br />property into two buildable lots.. She stated that the subject property is currently zoned Mixed- <br />Use PUD. She indicated that as allowed by this zoning district, B-2 Business District standards <br />will be used to evaluate the sketch plan. She stated that the newly created lots exceed the ½-acre <br />minimum lot size, 100-foot lot width, and 150-foot lot depth requirements. She added that <br />drainage and utility easements'are provided around the perimeter of the plat, but will also need to <br />be provided along the common lot line between the two new lots. <br /> <br />Associate Planner Geisler stated that access will be derived for both lots from 139th Lane NW, <br />adding that Staff has submitted the plat to Mn/Dot for review and comment. <br /> <br />Planning Commission/August 8, 2005 <br /> Page 25 of 29 <br /> <br /> <br />
