Stumberland: Site Plan Review <br />August 3, 2005 <br />Rev/xed: August 19, 2005 <br />Page 2 of'4 <br /> <br />Lan dscaping: The fbllowing comments are offered regarding the landscaping: <br /> · Along the eastern portion of the property, the sugar maples are spaced at forty-five (45) <br /> feet on center. At least some of this space between trees should include sporadic shrub <br /> beds, flower beds, and/or ornamental trees. <br /> · Whild additional shrubbery and a small berm were included near the loading docks, the <br /> ~bur (4) river birch trees were eliminated. Those four (4) fiver birches should'be <br /> incorporated into the landscaping around the loading docks. There is plenty of space <br /> between the lindens for their inclusion, especially if the birches are clustered.' <br /> · Locate the red oaks so that they are not installed underneath or fight next to the overhead <br /> electrical lines to avoid future conflicts. <br /> · Shrub plantings in the westernmost parking lot islands should be coordinated with <br /> Amcon, who is also showing shrubbery and trees in these areas for the concurrent project <br /> on the property to the west of the Slumberland site. Amcon is also proposing outdoor <br /> lighting in these islands. <br /> · Shrubs must be at least two (2) feet in width or height, depending on the growth <br /> characteristics of individual species. <br /> <br />A revised landscaping plan must be submitted that addresses the above stated concerns. · <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architcctnral Standard: City Code restricts building height to 35 feet and exterior wall <br />finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other material as approved by <br />the City Council. The proposed building is shown as 30 feet in height at its tall~est point. <br /> <br />The building elevation plan indicates that materials, will consist of concrete block, which <br />complies with City Code. At the August 8, 2005 Planning Commission meeting,. Staff was <br />directed to work with you On dressing up the east- and south-facing building elevations. The <br />revised elevations inBlude 4 windows on the elevation facing 139th Lanej and some additional <br />windows and signage on the elevation facing Feldspar. Staff will be asking the City Council to <br />review these changes. <br /> <br />It should be noted that the signage as shown on the site plan will require a separate sign permit; <br />please contact Chris Anderson at (763) 433-9905 if you have questions about this requirement. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan shows a trash compactor; <br />any waste storage facilities to be located outside the building must comply with City Code. <br /> <br />Off-Street Parking - Spaces Required: City. Code requires 1 parking space for each 250 square <br />~'eet of floor space for retail buildings Over 20,000 square feet. The proposed 34,727-square-foot <br /> <br /> <br />
