The site plan is sho.wing 83 parking spaces plus 56 proof- <br />of-parking spaces, fbr a total of 139 parking stall~. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement will be finished with B6/12 <br />concrete curbing, <br /> <br />Drainage and Grading: Concrete valley gutter and approaches will need to be constructed by <br />the Developer at the intersection of 139th Avenue and the new access to the site. The plans must <br />be revised to indicate how the future parking area will drain between the two sites. More <br />infbrmation must be provided on the grading plan to determine grades, ,for example, top of c2rb <br />elevations. Drainage and grading plans need to be coordinated between this site and the proposed <br />Ramscy Office Condominium site to the west. The storm line in the west parking area should be <br />sized to include the future and present drainage area. <br /> <br />Staff has received written comments from MnDOT; drainage must be directed away from <br />Highway 10. <br /> <br />Ponding: Staff has reviewed the stormwater submittal for both the Ramsey Office <br />Condominiums and the Slumerland proposal, compared to the plan approved for the overall <br />Rivcnwick Village development. The latest submittals do not show the existing pond as was <br />approved with the original Rivenwick Village subdivision, though they do show the storm sewer <br />Ii ne to the pond adjacent//to the Mississippi River. <br /> <br />The model must be revised and resubmitted with the folloWing revisions. <br /> <br />Subcatchments and reaches must be labeled with the area name [(new node), (new <br />reach) are unacceptable] <br />The drainage area map and the Hydrocad Drainage Diagram must be labeled the <br />same. <br />The existing downstream ponding areas must be included in the model. <br /> <br />The stormwater calculations must be submitted to the Lower Rum River Water Management <br />Organization (LRRWMO) for review and approval. A permit must be obtained from the <br />LRRWIvlO. <br /> <br />Access: Access to this site is proposed from one access onto 139th Lane. Pedestrian ramps will <br />need to be constructed across this new access. MnDOT has provided verbal comments on the <br />plan and will require that any existing accesses onto Highway 10 be closed. No direct access to <br />Highway 10 will be permitted: The MnDOT review letter also states that no left turns onto <br />Feldspar from Highway 10 will be permitted. MnDOT will also require that the existing unused <br />driveway access to Highway 10 and culvert be removed. <br /> <br /> <br />
