CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SLUMBERLAND <br /> <br />On August 23, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Larson <br />[:~nterprises ("Permittee"), whose address is .3060 Centerville Road, Little Canada, MN 55117, <br />construct a 34,727-square-foot retail furniture store ("Structure") on the property which is legally <br />described as follows: <br /> <br />[,ot 2, Block l, Rivenwick Village 2"d Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approwd is issued pursuant to {}9.03.06 of the City Codel The conditions of this approval are as <br />ibllows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br />architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the <br />S itc Plan submittal prepared by CM Architecture dated July 5, 2005, revised August 12, 2005. <br /> / <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the <br />Site Plan submittal and in accordance with City Code. The City Engineering Department <br />requires the submittal of a complete set of Construction Plans for review and approval prior to <br />beginning construction on the site. The Required Improvements are as follows: <br /> <br />a. S itc grading in accordance with the Grading Plan prepared by CM Architecture'dated July <br /> 5, 2005, revised August 12, 2005. <br />b. Installation of concrete and bituminous driveways and parking lot per City standards. <br />c. Installation of storm sewer, sanitary sewer, watermain, and appurtenances per City <br /> standards. <br />d. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete <br /> and/or bituminous surfaces. <br />c. Establishment of turf in areas disturbed during construction and in accordance with the Site <br /> Plan. <br /> Installation and removal of temporary erosion control measures. <br />g. Installation of temporary bituminous curb at the interior access to the west in the event that <br /> thc Ramsey Office Condominiums are not constructed in a timely manner. <br />h. Removal of curb and installation of concrete aprons on 139th Lane, by the Developer. <br />i. Installation of gate valve to service location. <br /> Installation of landscaping materials in accordance with the Landscape Plan prepared by <br /> CM Architecture dated July 5, 2005, revised August 11, 2005. <br /> <br /> <br />
