CASE # q <br /> <br />REQUEST FOR SITE PLAN REVIEW OF <br />RAMSEY OFFICE CONDOMINIUMS; <br />CASE OF AMCON CONSTRUCTION, INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Amcon Construction has applied for site plan review to construct two multi-tenant office <br />buildings on the property located on Feldspar Street and 139th Lane, south of Highway 10. <br />This property will house the new offices for Premier Commercial Partners, which was <br />displaced by the explosion of the Premier building on the'north side of Highway 10 <br />earlier tiffs year. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />o) <br /> <br />g) <br />h) <br /> <br />Site location map <br />Site plan <br />Grading plan <br />Landscaping plan <br />Building elevations <br />Draft Planning Commission meeting minutes dated August 8, 2005 <br />City Staff review letter dated August 19, 2005 <br />Draft development permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan proposes two 6,000-square-foot office buildings on a !.25-acre l°t, to be <br />created as a part of Rivenwick Village 2na Addition. The site is currently zoned Mixed- <br />Usc PUD; As permitted by the MU-PUD District, B-2 Business District standards will be <br />used to evaluate the site plan proposal. Lot coverage for the site plan has been calculated <br />at 22%, which is under the 35% lot coverage allowed by City Code. <br /> <br />City Code establishes a 35-foot front and rear yard and a 10-foot side yard setback in the <br />B-2 District. City Code also established a 20 foot parking/maneuvering area from all <br />public streets. The proposed site plan meets these requirements. <br /> <br />City (;ode restricts building height to 35 feet and exterior wall finishes to brick, stucco, <br />glass, stone, pre-cast concrete panels, or other material as approved by the City Council. <br />The proposed buildings are shown as 25 feet in height at their tallest point.
