Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br />Building setback from private street 25 feet <br />Building setback from exterior 30 feet <br />development boundary line <br />Setback from building to building 20 feet <br /> <br />The site' plan indicates that all the townhouse ~units meet or exceed the setbacks <br />established in the R-2 district. <br /> <br />I I. Townhouse Size: City Code requires townhouse units to be a certain size based on <br /> thc number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />Thc submittal is defk:ient of information regarding floor area size. <br /> <br />12. Off-Street Parking Requirements: For the townhome portion of the plat, a <br /> minimum of 2 off-street parking spaces' are required for each unit. The proposed <br /> townhome units all include a two-stall garage and driveway that will be 25 feet in <br /> length. The proposed garage and driveway will provide 4 off-street parking spaces <br /> per unit. In addition, parking will be allowed on Iodine Street N.W. and park will <br /> also be allowed on both sides of the 32 foot wide private street that services the back- <br /> to-back units. The site plan als6 identifies the construction of 2 parking nodes that <br /> provide 9 guest parking spaces. <br /> <br />13. Maximum Driveway Width: The maximum driveway width permitted for each unit <br /> is 20-feet. The site plan meets this requirement, <br /> <br />14. Tree Preservation: A tree preservation plan has been submitted. A number of pines <br /> and cedars along the western and northern boundaries are being preserved, which will <br /> provide some screening/buffering for the existing single-family homes adjacent to this <br /> site. The tree save fencing should be installed prior to any construction activity on the <br /> site and should be placed at least at the dripline of individual trees or groups of trees. <br /> <br /> <br />
