Commissioner Johnson indicated if they are going to review traffic flows he would like to see <br />established standards. <br /> <br />(iasc #5 <br /> <br />Request for Site Plan Review for an Expansion at TJ Associates Printing; <br />Case of Daniel and Cherlyn Stewart <br /> <br />Associate Planner Geisler advised that TJ and Associates Printing is proposing to expand their <br />existing facility on 140t~ Court west of Sunfish Lake Boulevard. She indicated the current <br />facility consists of office, manufacturing, and warehouse space. She stated the proposed addition <br />would add an additional 10,030 square feet of warehouse space to the existing 14,542 square foot <br />building. She indicated the subject property is 1.7 acres in size and is located in the E-1 <br />l:,mployment District. She stated manufacturing/warehouse uses are permitted in this zoning <br />district. <br /> <br />Associale Planner Geisler stated the addition complies with lot coverage and setback <br />requirements. <br /> <br />Associate l>lanner Geisler advised that City Code requires a total of 43 parking spaces as a result <br />el' the proposed expansion. She indicated the site plan identifies 38 parking spaces, including 14 <br />proof-of-parking spaces that are not currently striped. She stated when the existing building was <br />constructed, a total of 38 spaces were required. She indicated it may be difficult to find space for <br />lhe additional 5 parking spaces required by City Code, therefore Staff is asking the Planning <br />Corem ission to consider whether the additional spaces should be required. <br /> <br />Associate Planner Geisler stated the submitted grading and drainage plan needs to be modified to <br />accomm odate increased stormwater runoff on the site as a result of the proposed expansion. <br /> <br />Associate Planner Geisler indicated the addition is proposed to be constructed with rockface <br />concrctc block to match the existing building. <br /> <br />Commissioner Johnson asked how Staff feels about the missing five parking spaces. <br /> <br />Associate Planner Geisler indicated there are several spaces that were not striped until recently, <br />therefore Staff does not feel the additional five spaces are needed. <br /> <br />][)an Stewart, Isanti, stated he is the applicant, and does not have any issues with the Staff Review <br />l,ettcr. Mr. Stewart indicated they currently have 12 employees, and do not anticipate adding any <br />more. I lc stated the space is for warehouse space. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Levine to recommend that the <br />City Council approve the proposed site plan contingent upon compliance with the City Staff <br />review letter dated July 1,2005, without the requirement of the additional five parking spaces. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Levine, Brauer, <br />Shepherd, and Van Scoy. Voting No: None.
