Preliminary Plat Review: <br />ztztgz~rt Z 2005 <br />¥¢'6 <br /> <br />Sweet Bay Ridge <br /> <br />Trat'fie Generation Report: The City Charter requires the generation of a traffic <br />analysis report. A traffic analysis was prepared as a part of the required Environmental <br />Assessment Worksheet. A traffic generation analysis for this development has been <br />prepared by Bolton & Menk Inc. which analyzed the impact of this development on the <br />~bllowing five intersections: <br /> <br /> · 161~'t Avenue and Armstrong Blvd. <br /> · 163rd Lane and Variolite <br /> · 161~t Street and Variolite <br /> · Alpine Drive and Variolite <br /> · Alpine Drive and Ramsey Blvd <br /> <br />All ol~ the above intersections were anticipated to function at acceptable levels of service <br />during peak traf~c periods following the proposed development. <br /> <br />Park Dedication: in accordance with the recommendations of the Park Commission at <br />the ti me of sketch plan review, park dedication shall be satisfied with a cash payment. <br /> <br />Trails: Per the comments of the Park Commission at the time of sketch plan review, the <br />preliminary plat identifies a significant trail link between Central Park and Elmcrest Park <br />being provided through the plat. Construction of a trail along Variolite Street, south to <br />Alpine Drive, will al~o be required. The cost to construct that part of the trail lying <br />between the south boundary of the plat and Alpine Drive will be credited towards the <br />amount of Trail Development fees due on the plat. <br /> <br />Trail Fee: The plat is subject to a trail fee and the 2005 rate is $550.00 per unit. <br /> <br />Sidewalks: In accordance with City Code, a sideWalk is being provided on one side of <br />all none cul-de-sac streets. The preliminary plat should be revised to include a sidewalk <br />on the west side of Sapphire Street N.W., between 160t~ Avenue N.W. and 161st Avenue <br /> <br />Landscaping: Landscaping of individual lots is required and shall, at a minimum, <br />consist of two (2) one inch caliper trees (or, if evergreens, five [5] feet in height) per lot. <br />However, custom grading of lots provides an opportunity, on individual lots, to preserve a <br />greater number of trees. Therefore, the number of required plantings on these lots will be <br />determined at the time of building permit review. <br /> <br /> <br />
