Associate PIanner Geisler admitted it has been discussed, but stated there has been no direction at <br />this time. <br /> <br />Comtnissioner Brauer asked if this does not move the City toward ghost platting. He questioned <br />i£ it makes sense to move this project forward if there are issues with the cluster ordinance. He <br />stated il' these studies are necessary, maybe the City should go back to ghost platting. <br /> <br />Corem issioncr Van Scoy asked if the applicant has given any thought to future east/west roads. <br /> <br />Mr. fl'allman stated there could be a connection to the south/north roads, but the east side has <br />wetland, and the west side is a horse ranch of 30 acres. <br /> <br />Associate t~lanncr Geisler stated Staff's recommendation was that it should be looked at, and <br />lm~ybc ti stub could be planned for with an easement. <br /> <br />Mr. Tallman asked if there is any idea when sewer and water would be in this area. <br /> <br />Associate l'lanncr Geisler indicated Staff does not have any idea. She stated the extension of <br />services is done through petition to the City from property owners. <br /> <br />Commissioner Brauer stated one thing he looks at is buffer, and asked if there was any problem <br />with I~ots 1,2, 3 and 4 being so close to the property line. <br /> <br />Mr. Tallman stated there are trees along the property line now. <br /> <br />Commissioner Van Scoy asked about the lots that appear to be oversized. <br /> <br />Associate ?lanner Geisler indicated the reason the lots are oversized is because of the wetlands, <br />however code does not differentiate between wet and dry land, so Staff would be looking for <br />adjustment of the lot lines to meet the maximum lot size. <br /> <br />Case #7 <br /> <br />Request for Sketch Plan Review of Sunfish Lake Business Park 3~a Addition; <br />Case of City of Ramsey <br /> <br />Assistant Community Development Director Frolik stated the City of Ramsey is in the process of <br />re-platting I~ot 1, Block 2, Sunfish Lake Business Park into 3 lots and an outlot. She indicated <br />the property is located south of Sunwood Drive NW, west of Sunfish Lake Boulevard, and east of <br />Azurite Street NW. She stated the purpose of the re-plat is to create additional two to four acre <br />lots in thc City of Ramsey to meet development requests and demand. <br /> <br />Assistant Community Development Director Frolik indicated the minor plat is creating two <br />additional buildable lots, and stated the plat design is such that all three lots meet the minimum <br />one acre lot size and minimum 200 foot lot width in the E-1 Employment District. She stated <br />I~ots 1 and 2 will receive access from Azurite Street. She indicated Lot 3 is adjacent to Sunfish <br />Lake Boulevard, and all right-of-access will appropriately be dedicated to the County.
