Project Understanding <br />It is ProSource Technologies, Inc.'s (ProSource) understanding that the City <br />of Ramsey (City) is seeking land acquisition services for approximately fifty <br />(50) permanent and temporary easement acquisitions (for sewer, watermain, <br />trail and ditch reconstruction) on the Northwest Sewer Extension Project. <br /> <br />Scope <br />The scope <br />more fully <br /> <br />of Work <br />of work for this project will included the following tasks which are <br />described below: <br /> <br />Task 1 <br />Task 2 <br />Task 3 <br />Task 4 <br />Task 5 <br />Task 6 <br />Task 7 <br /> <br />Project Team Meetings <br />Title Research <br />Document Preparation <br />Legal Descr!.ption Preparation <br />Acquisition Support <br />Comparable Sales Analysis <br />Legal Drafting/Review/Support <br /> <br />ProSource Technologies, Inc. will perform all work defined in the project <br />scope of work. We will maintain all landowner and parcel information for <br />the project within our database to produce documents and reports as required <br />by the project needs. <br /> <br />Task 1 Proiect Team Meetings <br /> <br />P'roSource believes the key to completing these projects on schedule while <br />minimizing public opposition is to maintain open lines of communication <br />with the other team members of the project.. ProSource will assign Mr. Scott <br />T. Stenger to oversee the assigned tasks and to ensure that our work product <br />meets the City's quality control standards for this project. He will attend <br />project meetings as necessary and will act the as the liaison between <br />ProSource and the other members. Other duties under this task will include <br />working with Bolton & Menk, Inc., the project engineering firm, on resolving <br />routing and project impacts for the various components of the sanitary sewer, <br />trail, and ditch reconstruction portions of the proj ect. <br /> <br />Task 2 Title Research <br /> <br />ProSource will conduct title research to identify the ownership of the <br />properties affected by this project. We will identify all owners of record, the <br />correct legal description of the property.and any encumbrances against the <br />property which may affect the acquisition of an easement by the City. The <br />title evidence for each property will be reviewed by ProSource's licensed <br />abstractor andJor licensed attorney. A Limited Title Certificate (LTC) will be <br />prepared for each property; said LTC's will identify the ownership, property <br />description, and known encumbrances, and will be signed by our licensed <br />abstractor. The title work completed will meet common industry standards, <br /> <br />proSource <br /> <br /> <br />
