and be compliant with state statutes regarding the marketability of real <br />property title. <br /> <br />Task 3 Document Preparation <br /> <br />ProSource staff will prepare the document necessary to successfully complete <br />the acquisition of easements on properties affected by the project (i.e. buy <br />files"). Such documents will include, but are not limited to, the Easement <br />Agreement, Offer Letter, Contacts Report, and IRS W-9 Taxpayer <br />Identification Form. Further, at the completion of the project, ProSource will <br />provide a completed file for each property with copies of the above forms for <br />the maintenance of the real estate rights acquired under this project. <br /> <br />Task 4 Legal Description Preparation <br /> <br />ProSource will prepared the narrative legal descriptions' of the easements <br />acquired for this project. The description generated will comply with state <br />statues governing easement descriptions, particularly the requirements set <br />forth in M.S. 300.045 regarding utility easement descriptions. <br /> <br />We will also prepare a separate drawing for each individual pl~operty. This <br />drawing will pictorially depict the size and the location of each easement on <br />the property and correspond to the narrative legal descriptions of the <br />easement. <br /> <br />These two forms will be attached as Exhibits to the Easement Document and <br />will be recorded to provide public notice of the easements and their effect on <br />the title to the property. <br /> <br />Task 5 Acquisition Support <br /> <br />ProSource staff, in particular Mr. Gregory A. Wheeler, its attorney, will <br />provide its expertise to assist the City and the Tinklinberg Group in the <br />acquisition of the easements from the individual landowners. This support <br />will generally be of the nature of review and approval of the modification of <br />the terms of the easement documents; compliance with accepted industry <br />standard and the application of state and federal laws. <br /> <br />Task 6 Comparable Sales Analysis <br /> <br />ProSource's 'licensed appraisers will co-ordinate will City staff to provide <br />documentation to support appropriate compensation amounts for the <br />proposed easements. The documentation will be provided in the form of a <br />Comparable Sales Analysis Report. <br /> <br />Task 7 Letal Drafting/Review Support <br /> <br /> <br />
