The traffic will all be right in/right out, and the amount <br />of cars stacking to turn left will be minimal. <br /> <br />Councihncmber Elvig inquired about the canopy in relation to the surface area calculations on <br /> site. <br /> <br />City Administrator Norman explained the canopy is a structure, but it does not count against the <br />square footage of sm'face area. <br /> <br />Mr. Yamoutpour stated he would like to withdraw his application. <br /> <br />City Administrator Norman indicated this will be confirmed by a letter from the City. <br /> <br />Case #13: <br /> <br />Request for Site Plan Review of Panther Precision; Case of Kinghorn <br />Company/Panther Precision <br /> <br />Assistant Community Development Director/HRA Executive Director Frolik stated Kinghorn <br />Company has applied for site plan review for an expansion to Panther Precision Machine, Inc.'s <br />existing facility. Panther Precision Machine is currently located at 6640 Sunwood Drive. The <br />site plan is proposing to construct a 15,000 square foot manufacturing/warehouse addition onto <br />Panther Precision Machine's existing 26,205 square foot facility. The subject property is 2.55 <br />acres in size and is zoned E-1 Employment; the proposed addition is a permitted use in this <br />district. She advised the site plan is exceeding all setbacks, except the rear yard. The proposed <br />addition has a building setback encroachment of 7.4 feet on the southwest side and 4.57 feet on <br />the southeast side for a total of 718 square feet encroachment. The Board of Adjustment granted <br />a w~riance for this setback encroachment at its July 7, 2005 meeting. Lot coverage has been <br />calculated at 37.1%, which is under the 45% maximum lot coverage restriction established in <br />City Code. The site plan is subject to a total of 47 parking stalls and only 40 stalls are being <br />provided. The site plan will need to be revised to comply with City Code. <br /> <br />Assistant Community Development Director/HRA Executive Director Frolik indicated no new <br />accesses arc proposed on the site. The proposed building addition will consist of exterior <br />materials that will match the existing building, which consists of precast wall panel. The <br />development is subject to the review and permitting process of the Lower Rum River Watershed <br />Management Organization. The Engineer Technician has also made a few comments regarding <br />the grading plan that the developer will need to review and make corrections accordingly. The <br />landscaping plan is generally acceptable in accordance with the City Staff Review Letter. The <br />Planning Commission reviewed the site plan on July 7, 2005 and recommended the City Council <br />approve thc proposed site plan. <br /> <br />Councihncmber Elvig congratulated Panther Precision for their success. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Olson, to approve the site plan <br />for Panther Precision upon compliance with City Staff Review Letter dated July 1, 2005, revised <br />August 5, 2005. <br /> <br />City Council / August 9, 2005 <br /> Page 16 of 25 <br /> <br /> <br />
