We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat approximately 50 acres to create a <br />total r2f' 51 new single-family lots. The subject property includes a portion of the City Hall <br />campus, several existing residential lots to the south, and the Dental Office lot on the comer oF <br />Nrowthen Bird and Alpi,~e Drive. The subject property is generally located on Nowthen Blvd, <br />south ol'Alpine Drive. 5 <br /> <br />Zoning: The property has several different zoning classifications: the Dental Office lot on the <br />corner is zoned B-i Business, the City HalI campus is zoned Public/Quasi-Public, and the lots to <br />the south are zoned R-I Residential. A Comprehensive PI. an Amendment and-Rezoning will be <br />required as a part of preliminary plat review. <br /> <br />Lot.Sizes: The current minimum lot size in the R-1 MUSA is 10,800 square feet. It appears that <br />most o~' the proposed lots are less than this standard. You have indicated your interest in applying <br />fbr rezoning to Planned Unit Development (PUD) to accommodate the smaller lots; this request <br />will be considered along with the preliminary plat. <br /> <br />Density: The R-1 Residential regulations for the MUSA area allow a net density of 3 units per <br />acre. As submitted, the proposed sketch plan has a gross density of approximately 1 unit per acre. <br />Net density for the plat must be verified at the preliminary plat stage. <br /> <br />Other Lot Requirements: Many of the proposed lots contain less than the required 80 feet of <br />~?ontage on a public road. This may be allowed if the request for rezoning to PUD is approved. <br />Setbacl~s and lot widths will need to be veriI'ied on the preliminary plat. <br /> <br />3-/ <br /> <br /> <br />
