Surveyors as of July 25, 2005. We offer the following comments: <br /> <br />General: The site Iff!an is proposing a 41,472 square foot manufacturing .facility on the <br />property located at 6~590 Sunwood Drive, on the comer of Bunker Lake Boulevard and <br />Sunwood Drive. The subject property is located within the Sunfish Lake Business Park <br />that received final plat approval on May 14, 2002. The site plan also outlines the proposal <br />for a future addition, which would require separate site plan approval prior to the <br />expansion. <br /> <br />The name of the road on the West portion of the site is County Road 116, Bunker Lake <br />Boulevard, not Industry Avenue. Please change your site plan to reflect this. <br /> <br />Zoning: The site is zoned E~i Employment District. Offices, warehouses, and <br />manufacturing facilities are pdrmitted activities within this district. The intended use of a <br />manufacturing facility for book binding is within the permitted uses of this district. <br /> <br />Access: The site proposes a single access from Sunwood Drive. This access is located <br />approximately 320 feet from the comer of Bunker Lake B[¥d (County Road 116) and <br />Sunwood Drive. <br /> <br />Lot Coverage: The proposed building will cover 24% of the total area of the site, which <br />is under the maximum lot coverage of 45 percent. <br /> <br />48 <br /> <br /> <br />
